FAQ

What is CASAL Co-living’s role once all shares in a property have been sold?

CASAL Co-living manages the day-to-day operation and administration of the property, so that you, as an owner, can enjoy your home without concerns. We take care of cleaning, maintenance, bookings and practical coordination — in short, everything that ensures a safe and effortless experience.

The CASAL Co-living Community is the community of all owners across properties. Here we share inspiration, news, experiences and ideas. It is a place where shared ownership becomes shared enjoyment. You decide for yourself whether you want to use the CASAL Community.

We only select properties that meet our requirements for location, quality, and the special atmosphere that makes a house a home. Each property is carefully handpicked to ensure long-term value and a safe investment. We always have access to the historical price development in the area, as well as the expected price development.

The property is purchased once the required number of shares has been sold and all legal and financial matters are in place. CASAL Co-living manages the process from start to finish, so that you, as an owner, always stand on a solid foundation. This ensures that the right properties are purchased and that they are bought at the current market price in the area. Through our partnerships with local real estate agents, we always negotiate the best price for the property, and we do not buy anything where we do not believe the price is correct based on the individual agent’s local knowledge.

The properties are exclusively for use by the owners and their immediate family. You may lend the property to family members, but you may not rent it out for payment. CASAL Co-living must always be informed of who is staying in the property, so we can ensure safety, quality and service for all owners.

CASAL Co-living has a transparent business model with a fixed commission fee. We earn income partly from the sale of shares and partly from the administration and operation of the properties. Our earnings are rooted in day-to-day operations and the value we create for owners — not in speculation or short-term gain. The goal is a stable, sustainable community where ownership and the experience go hand in hand.

When you buy a share with CASAL Co-living, you become a co-owner of a real property. This is the key difference, and it ensures that, whether CASAL Co-living exists or not, you have a secure investment in real bricks and mortar in an attractive market. The timeshare model is based on only having time in the property available, and therefore your investment is not secure if the provider ceases to exist. In addition, in the vast majority of shared-ownership concepts you will experience that your share increases in value in line with rises in the global and national real estate market. In the areas where CASAL Co-living purchases properties, there is a strong focus on choosing the right areas both in terms of lifestyle and financially. Therefore, co-living / fractional ownership is something entirely different from timeshare and a far more secure investment.

No. CASAL Co-living does not own shares in the properties. We handle selection, purchase, setup and operations, but it is the owners who own the property. This ensures that CASAL Co-living has no special interest in the individual properties.

All properties in CASAL Co-living are carefully selected by us to ensure the right quality, location and overall experience. If you are aware of a specific property that you believe could fit into the CASAL Co-living universe, we would very much like to hear from you — we are more than happy to discuss the possibility.

Only private individuals can purchase a share in a CASAL Co-living property, and all buyers must be approved by CASAL Co-living. In this way, we ensure that you share your home with others who share the same values, respect for the place and enjoyment of the community.

Most ownership groups are put together by CASAL Co-living through our network of like-minded people who seek the same balance between freedom, comfort and security.

If you wish to own a property together with friends or family, we are of course also happy to help. You can use our legal setup and all CASAL Co-living services — so you still get the same security, structure and experience as in the rest of the concept.

Each CASAL Co-living property is divided into 8 shares, and each share entitles you to a minimum of 6 weeks’ stay per year.

It is possible for a family to own up to 4 shares in the same property, and thus a property can have between 2 and 8 families as co-owners.

This flexibility makes it possible to put together the ownership circle so that it fits both needs and usage patterns – whether you want many weeks in your home under the southern sun or just a few periods with full ownership and without worries.

Contact with the other owners is entirely up to you. Some choose to maintain an ongoing dialogue and share experiences, while others prefer CASAL Co-living to handle all communication on behalf of the community.

All practical matters — from bookings and maintenance to aligning preferences — are coordinated via CASAL Co-living and our app, so you can avoid emails and meetings. If you want contact with the other owners, this can of course take place directly in the app in an easy and clear way.

In short: you decide the level of contact — CASAL Co-living ensures that the collaboration runs smoothly regardless.

CASAL Co-living does not own any of the properties and is therefore not part of the property’s or the company’s finances. Your ownership is completely independent of CASAL Co-living as a business — you own your share in a real property with a registered legal title.

If CASAL Co-living were one day to cease to exist, the practical consequence would simply be that the owners jointly choose a new administrator to manage operations. Ownership and the right to use the property are not affected.

This is precisely where the difference between CASAL Co-living and timeshare becomes clear: you do not merely own a right of use within a system, but an actual share of the property. Your ownership remains — regardless of who handles the administration.

The most common way to become a co-owner in CASAL Co-living typically starts with you attending one of our events or webinars. Here we present the concept and provide insight into how the holiday-home dream can become reality — without the classic concerns that normally come with ownership.

The next step is a personal meeting where we review your wishes, needs and dreams for a future home together. That meeting is not merely a formality — it is a central part of CASAL Co-living’s approach and something that sets us apart from many foreign providers.
With us, ownership is not only about buying a share, but about creating a safe, well-considered community where the people behind the decision are just as important as the home itself.

We place great emphasis on the ownership circle functioning socially and in terms of values, and therefore we always meet each individual buyer personally. It provides security, presence, and the trust that makes all the difference.

When everything is in place, the purchase is completed through a professional, Danish-managed process with legal documentation, registration and the start-up of administration — all handled with the transparency and responsibility that characterise CASAL Co-living.

We regularly hold webinars and information meetings where you receive an honest and thorough insight into the entire CASAL Co-living concept. Here we present selected properties, explain how ownership works in practice and describe the many services included — from operations and maintenance to bookings and shared administration.

It is also your opportunity to ask questions about exactly what matters to you. We prioritize presence and personal dialogue highly, so you get a safe and transparent understanding of both the process and the opportunities.

Our information meetings differ from many foreign players by being in Danish, with a focus on transparency, trust, and quality – so you can make your decision with peace of mind.

Yes — for many, CASAL Co-living is an ideal way to take the first step towards a life abroad.

Through ownership, you get the opportunity to experience everyday life in Southern Europe in an authentic way without having to invest in one permanent home from the start.
You get time and freedom to try out different areas and types of housing, feel the climate, local life, and rhythm – and in that way find out what really suits you before you eventually buy your own home later.

Many owners therefore see CASAL Co-living as a safe and flexible route into a life under the southern sun — with all the benefits of ownership, but without the major obligations.

It is quite natural to feel that way – but the reality is that the sharing economy today has become a conscious and modern way of owning, where you combine freedom, quality, and responsibility.

We already share cars, offices and holiday homes — not because we have to, but because it makes sense financially, practically and environmentally. With CASAL Co-living, you do not share your private life, but a property that is organised with clear rules, structure and respect for privacy.

Each owner has their own fixed share and right of use, and everything is professionally managed – so you experience the feeling of owning but avoid all the hassle that normally comes with it.

Most of our owners quickly experience that it does not feel like sharing but like being part of a community with the same values and dreams – and that it actually gives more freedom, not less.

We are constantly planning viewing trips where you can visit Mallorca and experience a selection of our properties – but most actually choose their property without traveling there.

CASAL Co-living ensures that you receive all the material you need to make a confident decision from home: detailed presentations, photos, videos, floor plans and descriptions that give you a realistic and honest sense of both the property and the area.

When you then want to experience the place in reality, we naturally help to arrange a personal viewing.
In short: you can see and feel the property almost as if you were there yourself – and you choose entirely yourself whether you want to experience it digitally or physically.

The idea of shared ownership of homes – internationally known as fractional ownership – has its roots in the USA, where the concept arose in exclusive golf and holiday areas in the early 2000s. From here, the model has spread globally, and in recent years, Europe has adopted the concept with great success.

At CASAL Co-living, we see a clear movement towards the sharing economy across industries — from cars and boats to planes and holiday homes. It is no longer about owning everything yourself, but about owning smartly, flexibly and with a high quality of life. Fractional ownership is quite simply the modern way to own.

The foundation of CASAL Co-living was not laid in a meeting room, but over dinners, hikes, bike rides and holidays, where the idea of the good life took shape.
We are three founders with different backgrounds in the real estate market, business development and facility management, but with one shared vision: to create an honest, well-considered and life-oriented alternative to the classic holiday home.

CASAL Co-living was created from our own dream — the desire for a relaxing place under the southern sun, but without being tied to one property or the practical and financial challenges that normally come with it.

We have therefore assembled a strong team of partners and specialists who ensure the highest quality — from legal and financing to operations, design and service.
CASAL Co-living is a premium shared-home concept, built on the values of security, aesthetics and flexibility — and on the belief that the good life is best lived in balance.

Mallorca is the heart of the CASAL Co-living universe — where the Tramuntana mountains meet the Mediterranean, and quality of life is felt in every detail. In towns such as Pollença, Valldemossa, Deià and Sóller, you will find the calm, rhythm and authenticity that make the island unique.

Along the coast in Port d’Andratx, Santa Ponsa, and Portals Nous, the exclusive, maritime life is lived with the sea as a neighbor and an international environment as a framework.

It is precisely in the space between mountain and sea, silence and community, that CASAL Co-living finds its inspiration. Mallorca is more than a destination — it is a place you return to. A place you call home.

Our team combines business insight, technical understanding, and local presence – we are ourselves on site when properties are inspected, negotiated, and possibly renovated.
This means that we can guarantee transparency, quality, and security throughout the process – from initial screening to key handover.

In short: we only find and select properties we would own ourselves.

Based on your previous CASAL Co-living ownership agreement and usage-agreement structure, I can say that it will typically be permitted to inherit a share, as the ownership is held in a P/S company, where the share can be transferred to heirs — however, the heir must be approved by the company or the other owners before the transfer is formally registered.
